Site Plan + Site Design

Several factors have influenced the site planning and site design as proposed. The locations and site configuration of the buildings, landscaping and hardscape are positioned to address the existing neighborhood configuration and the future Moylan Terrace PUD project. The location of the parking lot was chosen to create a buffer between the Moylan Terrace PUD project and this site. The buffer of parking and landscape elements is designed to separate the unique qualities of the two different communities that will soon share this neighborhood. Special consideration has also been given to solar orientation. In order to maximize solar panel locations and opportunities, we have designed the building forms and orientation to utilize natural sunlight while decreasing the heat gain caused by exposure of glazed openings and wall surfaces to direct sunlight. Both buildings open up to Humbert and Victoria Avenue with sensitivity to neighborhood compatibility and character. As a part of our feasibility study and conceptual design we are promoting the managed use of the potential onsite water flow. The site will be designed to promote a strategy for the protection of storm water quality. (Proven and effective means to reduce or minimize water runoff and provide first treatment measures should be factored into any site runoff plan.) Runoff should be directed to proposed bio-retention basins, vegetated swale type filters and temporary water storage areas wherever possible. Special attention should be given to vehicle parking areas to reduce the related run off pollutants.

Landscape and hardscape design for the site is proposed to be primarily drought tolerant for low water use and low maintenance. Hardscape surfaces should include semi-permeable and permeable materials to control water run off. Landscape screening elements like trees and landscape fencing are proposed to create intimacy and separations between the buildings, adjacent properties, street and future development.

The proposed grading for the design of the buildings and parking areas is directed towards creating a balanced cut and fill project. The current approved grading proposal for the Moylan Terrace PUDs has provided grading design for the SRO and parking areas. The proposed design provides a level and uncomplicated site topography that is well suited to offer both buildings excellent view corridors and harmonious site presence in the existing neighborhood and adjacent properties. Moreover, the specific location of this site, i.e. within the Broad Street Corridor, close to Sinsheimer Park, near to the proposed pedestrian bridge and along side the railroad track, is well suited for the location of the Administration Offices and SRO Unit development. Further, the proposed site is close to the downtown and central business district core. The site is easily accessible from nearby bike paths and transportation hubs.
